THE CAMPUS OPPORTUNITY

One goal of our company is to increase the supply of communal living properties around the country. We see an exceptional opportunity to create a large number of communal living rooms in existing vacated beautiful College Campuses.

College Campuses have the infrastructure to house, bathe, feed, and entertain hundreds of people. The locations are stunning - 100+ acres of gardens, sports fields, and surrounding nature. Many campuses are adjacent to existing small towns and are active parts of the local community.

In the past six months we’ve watched as a small handful of recently vacated campuses sold at extremely low prices. To us, these campuses look a lot like eco-villages without people. When filled with residents, these 500+ dorm room campuses would become the largest communal living properties in the United States. Elkhorn Group is actively building a list of people who want to own or rent a piece of history.

Yes, living in dorm rooms and sharing showers isn’t for everybody. The success of coliving and cohousing shows us that more and more people are willing to live in smaller rooms if there is a greater sense of belonging, shared values, and social life. While the rooms may be small, the amenities will be like nothing you could ever find in a larger single family home. All residents would be a short walk away from gym classes, coffee shops, coworking space, and the creative projects that happen when hundreds of similar people come together.

Many of these sprawling campuses are on hundreds of acres in small towns where planning departments are eager for new projects that bring life and work to their community. Over the years, residents who outgrow their dorm rooms will be able to build and own their own single family homes on the shared property, just like cohousing residents.

With sports fields, cafes, trails and gardens, we will use existing infrastructure to create the most diverse and affordable communal housing project we’ve ever seen or heard of. The highest quality of life and lowest housing cost in the country. That’s the future that we see for these beautiful college campuses.
