We Pay For Expertise. In our business, we hire legal counsel, plumbers, brokers, movers and pavers, accountants, land use consultants, and various other types of contractors and vendors. We pay them a lot of money, and so does everyone else. Their expertise and time help you focus on the completion of your vision of which they are a small part.
We follow the trainings of our mentors and over the years we have learned to do one thing very well in our portfolio: we make great purchases.
My purchase technique is learned from teachers like Rik Sagin, a developer in Monterey. If you believe in the School of Hard Knocks, Mr. Sagin holds the highest position. At age 14, he started working full time as a painter. In five years he owned his first construction company. Many decades later, he shows a deep instinct for market timing and the tricks of the trades.
In 2009 and 2010, prices plummeted. During that time, many people were timid of the real estate market. Rik had never seen anything like it, and knew opportunities like this come once in a lifetime. Rik and I investing with one another, purchasing and renovating homes, condominiums, and multi-family properties.
Frank Rolfe, the country's greatest mobile home park investor and educator, still teaches me to this day. I pay $1,000 a year to listen to Frank. Frank, myself, and other adept park investors talk weekly to discuss due diligence, negotiations, insurance, contracts, and demographic analysis.
Other mentors of mine are my best friend and his dad of Hawley Note Investments. Mr. Hawley reminds me to look out my window as I drive home. There is so much real estate in the world. Never get hung up on one deal or forget that another great property is right around the corner.
Technique. Our family business is tiny compared to many real estate companies. We have kept our business small and primarily invest our own money.
If you want to buy a property, either a home or investment real estate, we would like to speak with you. If this is your first or second purchase, you are still figuring out the timing of negotiations and due diligence. You want to equip yourself with an understanding of contracts, returns, and inspections. This understanding of due diligence has saved our financial futures. We routinely save $100,000+ during negotiations. Each lesson and each purchase teaches us invaluable tools for the next time we make a purchase.

The Deal. My first job out of college was a fuel salesman to bulk diesel customers. As the company grew I remember my boss taking my phone out of my hands and saying to me, "Your phone is your sword." Your communication with sellers, brokers, banks, planning departments, and various contractors will arm you with a better understanding of the deal.
Making a great purchase is a direct result of marketing to sellers, due diligence, timing, and negotiation. When you understand the property and the seller’s needs, understand the financing and the management, you know the deal.
Tools. Whether you're buying a home or an investment, due diligence and negotiations are your primary tools. You use them to save time and money, by asking the right questions of the right people and using that information to build a case for negotiations.
